List of top 10 suburbs with above asking price

We all know that Brisbane houses sells below their target or asking price.

RP Data and mortgage broker’s property analyst unveiled the top 10 suburbs where house price are rocketing above their asking price.

Chandler topped the list by beating the expectation in the year to June with 73.3 % of sales.

Ann-Marie Best, a sales agent from RE/MAX United vision said that it was a highly sought area.

“Properties that have been sitting for a while are now getting offers at list price or above,” she said.

“I’ve had a few that have gone higher, especially if there is more than one offer, which I am seeing more of.”

Most likely, the price between $600,000 and $950,000 attracts competitive buyers in Chandler, said by Will Torres of Place Coorparoo.

Deborah Evens from RE.MAX Result Morningside agent, said houses on a $1 million plus price were put on auction without a price. She also mentioned that it’s known as the “Hollywood of Brisbane”. Chandlers held their value since it’s the closest acre property to Brisbane CBD.

Buyers Hubert and Anita Mereer said that they made the right choice when they bought their $1.4 million house in London Road which is more than the market price.

“We paid a premium to get in here but it’s a lovely area, handy to everything,” he said. “We paid a little more than what it was, but in the last eight months we would have already made more than (the difference) because the market has moved.”

Nine of the top 10 suburbs in the report were within Brisbane City Council borders.

Mansfield (66.1 per cent selling above asking price) and Gordon Park (64.4 per cent) followed Chandler.

For units, Tanah Merah in Logan was No.1, with 66.7 per cent above the listed price.

Greater Brisbane recorded a 31.6 per cent of property being sold above their asking price.

Confidentiality Agreement

In Consideration of the Vendor of the subject business, or any other business introduced to the Proposed Purchaser and their agent National Brokers Network (“the agent”) providing information to the Prospective Purchaser, the Prospective Purchaser agrees:
