Planning to sell your home in 2015? There are several things you need to consider if you want to attract the attention of potential buyers and get good offers on your property.

As with anything else you’re trying to sell, don’t forget that first impressions count. The level of interest and engagement will depend on how positively buyers perceive your property. You will be able to get the most value out of the sale of your home if you consider these three things.

Preparation

Luckily, you still have plenty of time for this. Be mindful of the front and back yard as these are the commonly neglected areas in preparing a property for selling. Sellers and homeowners usually focus more on the interior rather than the exterior, but remember that the outdoor part of your property is the first area potential buyers will see, so making a good impression should start there.

Tend to your garden and pull out weeds and other unsightly growths. Trim hedges and add more plants or flowers for full aesthetic effect and appeal. Even the visible part of your roof needs to be cleaned and made to look like new. Your small investment and effort could make a huge difference in the offers you will get on the house. 

Presentation

Staging is important before holding an open house and letting potential buyers view your  property. The idea is to make it look cosy and functional, so potential buyers can   visualise themselves living in the space. But it is  important to remove or at least to minimise  family photos and any other objects lying around the house that makes it appear sentimental and overly dramatic.

Go for a nice clean finish that leaves room for imagination.

Marketing campaign

Unfortunately, not all real estate agents look out for your best interests. There are some who are only concerned about the commission they are going to get out of the sale. In Consideration of the Vendor of the subject business, or any other business introduced to the Proposed Purchaser and their agent National Brokers Network (“the agent”) providing information to the Prospective Purchaser, the Prospective Purchaser agrees:

1. To keep all information provided confidential in respect to the subject business and any other business introduced to the Prospective Purchaser by the Agent.
2. That no information is to be disclosed by the Prospective Purchaser to any third party without consent by the Agent;
3. That it will not use for themselves. Or for others benefit, such information other than to Purchase the subject business or other business introduced by the Agent;
4. That any agreement to purchase the whole or portion of the business shall be exclusively through the Agent;
5. To immediately return to the Agent all such information and other details in written form including any drawings and any copies made of written information, notes, summaries or extracts of any document therefor if any when requested by the Agent;
6. Under no circumstances will the Prospective Purchaser make direct contact with the vendor of the subject business or other introduced business without the prior written consent of the Agent;
7. If the Prospective Purchaser breaches this agreement or buys the business direct from the Vendor, the Prospective purchaser is liable to and indemnifies the Agent for any and all losses the agent may incur including economic loss and loss of income.v
