Spare room transformation tips to maximise space

Spare rooms often double as storage space where all household junk is stored and conveniently hidden from plain view.

In most cases, the spare room is left with all the clutter like laundry, toys, and other items you haven’t found time to put away yet. When the situation calls for it, it doubles as a simple guestroom, with a single bed and sparse furnishing for when the occasional guest stays for a night.

Doesn’t that sound like such a waste of an otherwise useable space?

Before you start converting your spare room, you first need to ask yourself what you need it to be. What immediate need or needs can the spare room meet? Once you have clearly listed down your needs and wants, you are ready to embark on a project that will turn your spare room into a multi-purpose area.

To make it work, you have to come up with a workable layout outlining the different sections you want to incorporate into the space. This could be anything you want or need it to be, such as a reading nook, a craft area, a storage space, and even an overnight guest space.

Once you have divided the room into sections, add key elements to transform the room into a multifunctional space.

Here are a few add-on ideas:

  • A sofa bed or convertible armchair that you can easily use as a chair during the day, and use as a bed by night. You can lounge on it or add a lamp on the side for some reading during the day, and have your guest use it as a bed by night.

  •  A tabletop or piece of timber placed over two chest drawers spaced about 20-30 inches apart. This will provide a storage solution as well as desk space (or even a vanity table).

  • Floor-to-ceiling shelving on the wall (whichever side is free) for added storage (for books, toys, sound systems, etc).

Confidentiality Agreement

In Consideration of the Vendor of the subject business, or any other business introduced to the Proposed Purchaser and their agent National Brokers Network (“the agent”) providing information to the Prospective Purchaser, the Prospective Purchaser agrees:

1. To keep all information provided confidential in respect to the subject business and any other business introduced to the Prospective Purchaser by the Agent.
2. That no information is to be disclosed by the Prospective Purchaser to any third party without consent by the Agent;
3. That it will not use for themselves. Or for others benefit, such information other than to Purchase the subject business or other business introduced by the Agent;
4. That any agreement to purchase the whole or portion of the business shall be exclusively through the Agent;
5. To immediately return to the Agent all such information and other details in written form including any drawings and any copies made of written information, notes, summaries or extracts of any document therefor if any when requested by the Agent;
6. Under no circumstances will the Prospective Purchaser make direct contact with the vendor of the subject business or other introduced business without the prior written consent of the Agent;
7. If the Prospective Purchaser breaches this agreement or buys the business direct from the Vendor, the Prospective purchaser is liable to and indemnifies the Agent for any and all losses the agent may incur including economic loss and loss of income.v
